GENERAL COMMUNITY

If we’re among the first to build, will it feel like we’re living in a real community or in the middle of a construction zone? How will ongoing construction be managed to protect quality of life as the community grows?

We will do everything in our power to separate the residential living experience from active construction areas and make day-to-day life as pleasant as possible.  Certain parts of the community will be usable early on, including the Great Lawn and all the Longcliff Preserve trails, so that residents feel they are living in a real neighborhood rather than in isolated homes within a construction site.  We will focus on thoughtful phasing and proactive communication to minimize disruption including various construction entrances.

Which parts of Longcliff are public, and which are truly for residents? If parts are open to the public, what do homeowners get that others don’t?

Longcliff is intentionally designed to be welcoming while preserving meaningful exclusivity for residents.  Public areas will include the Longcliff Nature Preserve and the Great Lawn. Amenities reserved exclusively for residents will include the Edge, Hillside Park (Camp Longcliff), and the fitness center and pool.  The gate, once installed, will control this access to the residential areas and    these amenities.

How do you protect privacy and quiet, especially with public spaces, events, or live music?

All activity within Longcliff will comply with Transylvania County noise ordinances. In addition, quiet hours and event parameters will be addressed through the community’s covenants and restrictions which shall be governed by the local jurisdiction sound ordinances.  It is worth noting that Longcliff abuts Gorges State Park so special consideration will be acknowledged.

How confident can we be that what’s planned will be delivered as shown?

Amenities currently being actively planned include the Great Lawn, Longcliff Preserve Pollinator Meadow, the Market, the Edge and the fitness center. Additional amenities planned starting in 2027 will include Hillside Park, Town Center and the community pool.

How will resales be handled?

Longcliff residents will honor an internal real estate operation to handle resales. Until then, Longcliff will recommend high-performing local real estate professionals to handle those transactions.

AMENITIES & TIMING

What’s the first amenity we’d realistically be able to enjoy and when? In what order do Town Center, and The Edge come online and what is the projected timing? What would we realistically have access to in Year one? Year two? Year three?

The Edge Lawn should be graded, shaped and seeded/sodded by July 2026. The Great Lawn is expected to be graded, shaped and seeded/sodded by August 2026.  The Market should be under construction by the end of 2026, with delivery expected fourth quarter 2027. 

Are certain amenities dependent on sales milestones or other conditions?

Longcliff has allocated funds projected for future amenities and does not plan to tie delivery to sales milestones.

COMMERCIAL / TOWN CENTER

When are the Market and restaurant expected to open and will they both be year-round? What is the estimated timing for both?

Both will be year-round, but the timing has not been finalized. The Market is expected to begin construction in 2026, with delivery anticipated by fourth quarter 2027. As of present, a restaurateur has not been identified yet but conversations continue.

What is the hotel and how large will it be? How do you ensure it doesn’t diminish the residential experience?

The hotel’s size, ownership, and timing are still being determined.  We have a commitment from Valor Hospitality Partners to serve as hotel operator, assuming that aligns with the expectations of new ownership.  We fully expect the hotel to enhance life at Longcliff by bringing in like-minded visitors that align with Longcliff’s values to add vibrancy and “life” to the community and support gathering, activity, and a sense of place, while remaining respectful of residents’ expectations for privacy and quality of life.

LONGCLIFF PRESERVE

What does ownership, day-to-day management and ongoing maintenance look like for the nature preserve? How is its upkeep funded, and how does that factor into POA dues?

The Longcliff Nature Preserve is maintained as a separate entity from Longcliff and will be owned and managed by North American Land Trust (NALT).  Each resident of Longcliff will pay an upfront fee of $5,000 at the time of closing and an annual assessment of $500.

CC&RS, POA, AND GOVERNANCE

What’s the architectural review process like?

In CC&R’s the developer will oversee approvals initially, transitioning to the POA at some point in time later.

What are the rental policies, and how are they managed and enforced? In-house, managed by hotel operator?

Short-term rentals will be permitted with a minimum stay and professional management TBD, either by the hotel operator or other entity.  To control the overall experience, Longcliff will not allow third-party rental companies (VRBO, Airbnb, etc.)

HOME BUILDING PROGRAM

What does the homebuilding process look like from start to finish and how long does construction typically take?

At Longcliff, the hard part is already done. The home plans are designed. The Character Packages are curated. The builder is selected. By the time you arrive, the decisions that typically stretch a custom build into a long and exhausting process have been made for you, by people who do this for a living.

What’s left is the fun part. You choose your homesite, select a home plan from the Longcliff collection, and pick a Character Package, a curated set of exterior and interior finishes designed to work together. Everstead Signature Builder takes it from there, with regular updates and clear milestones along the way.

The result is a home that feels distinctly yours, delivered in approximately 12 months from the start of construction. That’s a pace rarely found in mountain communities, and it’s only possible because the decision-making is front-loaded and intentional.

Can we buy a homesite now and build later?

Yes, you can buy a homesite now, with construction required to commence within 24 months in addition to a buy-back clause in the lot purchase agreement to ensure compliance with this timeframe.

How much customization is allowed with the curated home plans and character packages?

Interior customization between character packages is possible and there is some design flexibility allowed with home plans.  The homes have been carefully designed to maximize each individual homesite, so significant structural changes that would require adjustments to the foundation are generally not accommodated.
